5 Reasons you should stage your home before selling.


1. Home staging lifts the appearance of your home.

Seems like a no brainer. If you have been living at your current address for sometime it is quite possible you have accumulated quite a bit of stuff over the years. Granny’s sofa, uncle Herbs dining table, then there is the coffee table you bought when you were first married. Though these items might have sentimental value, chances are they don’t all match and are going to detract from the value of your home. Consider storing your furniture and employing a professional to colour co-ordinate rooms, bring in matching furniture and create wow factor for the buyers.

2. Vacant Houses won’t photograph as well.

If you have moved out of your home or if your tenants have vacated, then a home with no furniture won’t photograph as well. Buyers won’t have an idea of what it is like to live in the property or where furniture will go. Plus if you can’t get buyers through the front door with your photos, how do you plan on getting a great price?

3. Add value to the sale.

Home staging adds perceived value in the buyers mind, compared to competition in the same price point. As a Real Estate agent on occasion, I have even had buyers ask ‘who did the staging’ so they can buy the furniture with the house. There is an emotional connection.

4. A well known fact -Staged homes sell faster.

The longer a property is on the market the lower the price. Therefore if you can attract the right buyers faster, you will generally have more money in your pocket after costs.

5. Professionals use home-staging.

All the big builders use home-staging in their show homes. They wouldn’t spend money if there wasn’t a benefit.
